Shiv Newaldass is a seasoned real estate executive, urban redevelopment strategist, and public-sector leader with more than two decades of experience across development, government, infrastructure, and community transformation. He is recognized for his expertise in entitlements, acquisitions, asset management, zoning, and complex urban redevelopment, with a career focused on leading high-impact projects that balance economic growth with long-term community planning.
Throughout his career, Shiv has operated at senior levels in both the public and private sectors. As Director of Development Services and Chief Development Officer for the City of Hollywood, he managed a broad portfolio of city departments, including planning, engineering, code compliance, parking, real estate, transportation, and building services. In this role, he oversaw more than 150 employees across six divisions and led major redevelopment and acquisition initiatives, including the management of a significant 45-acre development project. His work helped advance sustainable growth strategies, interagency coordination, and long-term planning efforts.
Prior to his work in South Florida, Shiv played a central role in several major redevelopment initiatives in Washington, D.C. While serving under the Office of the Deputy Mayor for Planning and Economic Development, he helped manage the $786 million McMillan Sand Filtration redevelopment project, a 2 million-square-foot mixed-use initiative focused on revitalization, infrastructure planning, and community engagement. He also contributed to the New Communities Initiative, which focused on redeveloping historically underserved and high-poverty neighborhoods.
Shiv’s private-sector experience includes acquisition and development strategy with The Menkiti Group, where he led mixed-use and affordable housing initiatives, negotiated strategic partnerships, and implemented financial tracking systems to improve profitability and operational efficiency. He has also been a strong advocate for equitable housing and community empowerment. As Director of Advocacy at Manna, Inc., he worked directly with policymakers, testified on affordable housing issues, and advocated for legislative reforms supporting long-term housing sustainability and homeownership opportunities.
Shiv earned his undergraduate degree in English and History from Georgetown University and later received his MBA in Real Estate from Johns Hopkins University Carey Business School. His background combines strategic business acumen with deep civic and historical awareness, shaping a leadership style that balances financial viability with human-centered development.
Over the course of his career, Shiv has become known for his ability to navigate politically sensitive projects, negotiate complex land use agreements, and align diverse stakeholders around transformative visions for cities and communities.
